Dubai's first nature-certified villa community
The Wilds is Aldar Properties' flagship forest-themed master community in Wadi Al Safa 3 —
developed through a joint venture with Dubai Holding that has already delivered Haven, Athlon,
and AED 21.5 billion in combined sales across 3.5 million sqm of Dubai land. This villa release
is a deliberately compact collection of just 35 homes across two residential clusters —
Cassia Villas and Ravenna Residences — within a wider masterplan of approximately 1,700 homes
spanning more than 140 hectares. It is the first community in the UAE to achieve both
LEED for Cities & Communities Platinum and Fitwel for Communities 3-Star certification,
setting a benchmark for ecological restoration in residential development.
Two villa collections, one curated release
Cassia Villas offer three-, four-, and five-bedroom layouts designed around landscaped plots
and open-plan indoor-outdoor living. Ravenna Residences step up to four- and five-bedroom
mansions with maid's and driver's quarters, optional private pools, and unobstructed views
across the community's central park. Interior specification across both collections uses a
restrained contemporary palette — porcelain tile, reconstituted stone, ribbed glass, engineered
stone, and lacquer finishes — with fitted kitchens throughout. The limited unit count and
wide floor-area spread, from compact family villas to estates exceeding 19,000 sqft, position
this release for long-term owner-occupiers rather than short-term yield investors.
Biophilic masterplanning at institutional scale
Masterplanned by RSP and engineered by Parsons, The Wilds is structured around three design
pillars: ecological regeneration through dense woodlands and native wildlife habitats;
wellness-oriented pedestrian-first green corridors; and sustainable innovation including
passive cooling, renewable energy integration, and smart infrastructure such as EV charging
stations, air-quality monitoring, and low-glare ecological lighting. The wider community

The community sits along Sheikh Mohammed Bin Zayed Road, opposite Global Village, and is
bordered by the established villa districts of Al Barari, Majan, and Living Legends. This
inland corridor has attracted a cluster of low-density villa communities valued for generous
plot sizes and relative quiet that coastal neighbourhoods rarely match at comparable price
points. Cityland Mall, IMG Worlds of Adventure, and Dubai Outlet Mall are all within a
15-minute drive, while Downtown Dubai and Dubai International Airport remain roughly
25 minutes away — placing residents in a residential-first environment with arterial road
access to the wider city.
Market context and developer credibility
Aldar's first villa phase within The Wilds sold out completely, generating AED 5 billion
in sales — a signal of sustained demand for nature-led, wellness-focused communities in
Dubai's outer villa corridors. Abu Dhabi-listed Aldar brings the delivery credentials of
Yas Island's established neighbourhoods to a project where supply is intentionally constrained.
Construction commenced on 28 February 2025. The community is registered as freehold and
open to international buyers, with qualifying purchase values eligible for UAE investor
residency. Buyer funds are held in a DLD-regulated escrow account throughout the build period.
Beyond this release: a growing master community
The Wilds masterplan continues to expand. Aldar has since launched The Wilds Residences —
740 mid-rise apartments and duplexes across six buildings — and future collections including
Moringa Mansions, creating multiple entry points into the same certified ecological community.
