1WOOD Residence 2 is the second installment of Object 1's signature 1WOOD series — a line of mid-rise residential buildings that uses timber-accent façades and biophilic interior principles to stand apart from the glass-and-aluminium towers that define most of Jumeirah Village Circle. Where the first phase established the concept, Phase 2 refines it: 191 fully furnished residences spread across ten residential levels of an 18-floor mixed-use building on Kaheel Boulevard, District 14, JVC.
The lower floors of 1WOOD Residence 2 are reserved for commercial office space, making this one of the few mid-market JVC developments where residents and small-business owners can occupy the same address. The live-work configuration is supported by co-working lounges and communal zones spread across four podium levels — infrastructure that appeals equally to remote professionals and growing families who want lifestyle amenities beyond the standard gym-and-pool formula.
Timber cladding is a rare exterior finish in Dubai's residential market, and Object 1 uses it here intentionally — as both a visual counterpoint to the surrounding built environment and a nod to eco-conscious material choices. Object 1 (Object One Real Estate Development L.L.C., RERA licence 1099538) is the Dubai residential arm of TSZ Group. The developer operates at the mid-market entry point — studios to four-bedroom apartments in JVC, JVT, and adjacent corridors — and has shipped approximately 4,800 units since launching its Dubai pipeline. Its first completed building, RA1N Residence in JVC, was handed over in March 2026. Independent analyses of the 2020–2024 delivery cohort show roughly 80% of projects completed within six months of the announced handover date, with no launched project ever cancelled. Construction on 1WOOD Residence 2 commenced on 27 April 2025, with handover scheduled for Q4 2027.
1WOOD Residence 2 is registered as a freehold property, open to international buyers with full title-deed rights. Qualifying unit prices make purchasers eligible for the UAE investor residency programme. The project carries DLD and RERA registration, and all buyer funds are held in a DLD-regulated escrow account throughout the construction period.
